Who We Are

Alunio is operated by Louis-François Geoffrion. Alunio Ltd is being incorporated in England and Wales and, on incorporation, will become the provider of the service and a party to these terms. In these terms “Alunio”, “we” and “us” mean that business. “You” means the agency that subscribes to the service. By using the service you agree to these terms.

The Service

Alunio provides AI assisted deal progression software for Prime Central London estate agents. The platform offers milestone tracking, AI generated chase email drafts, and chain risk scoring to support residential property transactions from instruction through to completion.

Not Professional Advice

Alunio is a software tool. Everything it produces, including chain risk scores, bottleneck flags, timing estimates and draft emails, is informational only. It is not legal, financial, regulatory, tax, valuation or other professional advice, and it is not a substitute for your own professional judgment or duties. You remain solely responsible for every decision, communication and action you take, whether or not you relied on the service.

AI Generated Outputs

AI generated chase emails and other AI generated outputs are drafts and suggestions only. They may be inaccurate, incomplete or out of date. You must review, verify and edit every output before sending it to any third party or relying on it. We do not warrant the accuracy, completeness, suitability or legal compliance of any output. To the fullest extent permitted by law, we accept no liability for any output, or for any decision, act or omission made in reliance on it.

No Warranty

The service is provided on an “as is” and “as available” basis. We do not warrant that it will be uninterrupted, timely, secure or error free, that defects will be corrected, or that any output will be accurate or fit for any particular purpose. To the fullest extent permitted by law, all conditions, warranties and other terms implied by statute or common law are excluded.

Your Responsibilities

• Provide accurate information and keep your login credentials secure.
• You are the data controller for the personal data of buyers, sellers, solicitors, brokers and other parties that you enter into the service. You are responsible for having a lawful basis to do so and for giving any notices those people require.
• You are responsible for your own legal and regulatory obligations, including estate agency rules, money laundering duties and data protection law.
• Review and verify every AI generated output before you use it, as set out above.

Subscription

• Fees are as set out in your order form or current price list. The Prime plan is £1,500 per month per agency, excluding VAT.
• Any free trial offered on registration runs for the stated period, with no payment taken until it expires.
• Subscriptions are monthly rolling and may be cancelled at any time with effect from the end of the current billing period.
• No refunds are given for partial months following cancellation.

Acceptable Use

• The service is for use by authorised estate agency staff only.
• It may only be used in connection with real UK residential property transactions.
• Login credentials must not be shared between separate agencies.

Prohibited Activities

• Reverse engineering, decompiling, or attempting to extract source code from the platform.
• Reselling or white labelling the service without our prior written permission.
• Using AI generated outputs to train competing AI models.
• Automated scraping of any data, content, or outputs from the platform.

Your Data

We handle personal data as described in our Privacy Policy. Transaction data you enter into the platform remains yours. By using the service you grant us a limited licence to process that data solely to provide the service. We may use anonymised, aggregated data, from which no individual or transaction can be identified, to improve the service.

Limitation of Liability

Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be limited or excluded under the laws of England and Wales.

Subject to the paragraph above:

• We are not liable for any indirect, consequential, special or incidental loss, or for any loss of profit, revenue, business, goodwill, anticipated savings or data, whether arising in contract, tort (including negligence), breach of statutory duty or otherwise.
• We are not liable for any loss arising from your reliance on any output, from any chase email or other communication you send, from a transaction being delayed or falling through, or from any decision, act or omission by you or any third party.
• Our total aggregate liability arising under or in connection with these terms, whether in contract, tort or otherwise, is limited to the total fees you paid to us in the 12 month period immediately before the event giving rise to the claim.

Indemnity

You will indemnify us against all claims, losses, liabilities, costs and expenses we incur arising from your use of the service, your breach of these terms, the data or content you input, or your communications with any third party.

Termination

• Either party may terminate this agreement on 30 days' written notice.
• We may terminate immediately and without notice in the event of a material breach of these terms by you.

General

• These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute.
• A person who is not a party to these terms has no rights under the Contracts (Rights of Third Parties) Act 1999 to enforce them.
• If any provision of these terms is found to be unenforceable, the remaining provisions stay in full effect.
• We may update these terms. We will post the current version on this page and update the effective date. Continued use of the service after a change means you accept the updated terms.
