Terms of Service

The Service

Alunio provides AI-powered deal progression software for Prime Central London estate agents. The platform offers milestone tracking, AI-generated chase email drafts, and chain risk scoring to support residential property transactions from instruction through to completion.

Subscription

• The Prime plan is priced at £1,500 per month per agency, excluding VAT
• A 14-day free trial is available on first registration; no payment is taken until the trial expires
• Subscriptions are monthly rolling and may be cancelled at any time with effect from the end of the current billing period
• No refunds are given for partial months following cancellation

Acceptable Use

• The service is for use by authorised estate agency staff only
• It may only be used in connection with real UK residential property transactions
• Login credentials must not be shared between separate agencies

Prohibited Activities

• Reverse engineering, decompiling, or attempting to extract source code from the platform
• Reselling or white-labelling the service without prior written permission from Alunio Ltd
• Using AI-generated outputs to train competing AI models
• Automated scraping of any data, content, or outputs from the platform

AI Outputs

AI-generated chase emails are drafts and suggestions only. The agent is solely responsible for reviewing all AI-generated content before sending it to any third party. Alunio Ltd accepts no liability for the accuracy, appropriateness, or legal compliance of AI-generated outputs.

Data Ownership

Transaction data entered into the platform remains the property of the agency. By using the service, the agency grants Alunio Ltd a limited licence to process that data solely for the purpose of service delivery. Alunio may use anonymised, aggregated data — from which no individual or transaction can be identified — to improve the service.

Liability

• Alunio Ltd's total aggregate liability for any claims arising under or in connection with these terms is capped at 12 months of fees paid by the agency in the 12-month period preceding the claim
• Alunio Ltd is not liable for any indirect, consequential, special, or incidental losses, including loss of profit, loss of revenue, or loss of data

Termination

• Either party may terminate this agreement on 30 days' written notice
• Alunio Ltd may terminate immediately and without notice in the event of a material breach of these terms by the agency
